Buying a house is a very important decision to make. It is a long term investment that cannot be easily changed. You need to make sure that you get what you want given the finances that you have, or at least make sure that you will be able to make the necessary mortgage payments. Nowadays, house hunters have a lot of options to choose from, with the two main categories being a pre manufactured home or a traditional or stick built home. It is best to be aware of the differences between pre manufactured homes versus traditional homes in order to be able to make an informed decision that you will not regret.

Both the traditional homes and pre manufactured homes are subject to local zoning regulations, however, the latter follows the Federal Government HUD codes because the homes are built in a factory. They are manufactured on a non-removable steel chassis.

The floor plans and design of traditional homes can be more customized to fit the owner’s preferences. However, more and more manufacturers are allowing the owners to do controlled modifications to pre-existing designs.

Maintenance cost for both vary depending on several factors such as weather conditions, location, materials used etc.

If you are considering reselling the house at a later date, traditional homes will be better due to appreciation value and the option for expansion and improvements to meet the new buyers’ needs.

If there is an urgent need to move in, pre manufactured homes can be bought and delivered on the same day (provided no modifications to existing models are made). Traditional houses can take several months to complete and can even be subject to delays.

Pre manufactured homes are mostly one-story buildings that can be single, double or triple wide whereas traditional homes can follow any architectural specification.

Choosing between pre manufactured homes or traditional homes is a tough decision that should not be made lightly. But whichever will be chosen, make sure that the house that you buy will be filled with love and laughter to make it your home.
